Step three in the order of operations
Windows and Doors in Scottsdale and the East Valley
Sonoran Building Solutions replaces windows, patio sliders, entry doors and garage doors across Scottsdale and the East Valley, flashed and finished correctly, under Arizona ROC 368140. We do the openings after stucco repair and before paint, so the wall around each new window is only opened and closed once.

What we do on windows and doors
Sonoran Building Solutions replaces the openings in your home so the house is tighter, cooler and finished properly:
- Replacement windows. Single-hung, sliding, picture and casement units in vinyl, aluminum and other frames, matched to what your HOA allows.
- Patio sliders and French doors. Large openings that take the most heat and the most abuse.
- Entry doors. New slabs or full units with frames and thresholds.
- Garage doors. Replacement doors and openers as part of an exterior update.
Commercial storefront and tenant work is covered on our commercial page.
The Arizona realities for windows and doors
Heat gain. With summers above 115 degrees, glass is where a lot of heat comes in. Glass with a low solar heat gain rating helps a home hold its cooling. We go over the options by exposure at the assessment, because a west-facing wall and a north-facing wall do not need the same thing.
UV. Sun cooks seals, weatherstripping and finishes. Older units often fail at the seal, not the frame.
Monsoon. Wind-driven rain tests every flashing detail. A window set into a wall without correct flashing will leak in the first big storm.
HOA design review. Frame color, grid pattern and style are often controlled. We submit the request with the product details before ordering.
Permits. Window and door replacement is often permitted work in Scottsdale and the East Valley, especially when opening sizes change. We check the requirement with the local jurisdiction and pull the permit under ROC 368140.
Commercial windows
Sonoran Building Solutions replaces windows for commercial and multifamily properties, including storefront windows and window replacement in apartment and condo buildings. Dustin Downs has done a lot of commercial window work, and we plan each opening the way we plan a house: measured, flashed and finished correctly.
We measure and write a window schedule before ordering, because lead time is often the longest part of the job. On occupied buildings we phase by building or unit and give occupants notice before each phase. Where a board or association controls frame color and style, we submit the approval request before anything is ordered. Permits are pulled under ROC 368140 where required.
Windows sit after roof and stucco repair and before paint, so the wall around each new unit is opened and closed once. One licensed general contractor is accountable for the whole sequence, with photo reports at milestones. For scopes, trades and bids, see commercial services.
Where windows and doors sit in the order of operations
Windows and doors are third, after the roof and stucco repair, and before exterior paint.
- Before: roof and stucco repair. A roof crew will scuff and stain new trim. And you want any wall damage found and repaired before a new unit is set into it.
- During: the opening. A new window means cut stucco, new flashing and new trim. The wall around it gets opened once and closed once. That is why we coordinate this with the stucco work on the stucco and siding page.
- After: paint. Once the openings are finished and the patches have cured, the whole exterior can be painted in one pass. See painting. Inside, new windows done before interior paint means no touch-ups to stained trim and drywall returns.
The cost of the wrong order is concrete: repainted walls, a second patch around trim, and a second mobilization. A written order of operations prevents that.
Choosing glass and frames for Arizona
| Choice | What to know in Arizona |
|---|---|
| Glass coating | Low solar heat gain glass cuts cooling load, most noticeably on west and south walls |
| Frame material | Vinyl, aluminum and fiberglass each handle heat and UV differently; your HOA may limit color |
| Window type | Sliders are common in Valley homes; casements seal tighter |
| Patio doors | Large glass areas gain the most heat, so glass choice matters most here |
| Install method | Correct flashing matters more than the brand, because monsoon rain finds the weak detail |

What window replacement costs in Phoenix and Scottsdale
Window replacement in the Phoenix area runs $400 to $1,200 per window installed. The number is confirmed at the free assessment, after we have measured the openings and looked at the walls. The low end fits a standard-size unit in an easy ground-floor opening. The high end fits larger units, upgraded glass packages, second-floor access and openings that need stucco or trim work around them. A single large slider can cost more than a small bedroom window, so the count of windows alone does not set the total. Ask for the price per opening in writing, with stucco patching and permit fees listed separately if they apply.
What moves the price
- The number and size of openings
- Window type, frame material and glass package
- Whether the opening size changes
- Stucco and trim repair around each unit
- Floor level, access and any scaffolding
- Permit requirements and HOA approvals
- Whether the work is bundled with roof, stucco or paint
We give ranges for each step at the free assessment, after we have measured and seen the walls.
Mistakes to avoid with openings
Ordering before measuring. Windows are made to measure. An error at the order stage means weeks of delay. We measure every opening ourselves and put it in the written schedule.
Choosing the same glass everywhere. A west-facing wall takes far more afternoon sun than a north-facing one. Glass choice should reflect that.
Treating flashing as an afterthought. In a monsoon, a poorly flashed window leaks at the corners. The flashing detail is part of the scope, not an extra.
Forgetting the HOA. Frame color and style approvals can take one to three weeks. We submit the request before ordering so a rejected color does not sit in a warehouse.
Painting before the openings are done. New trim and patched stucco show against fresh paint. Windows and doors first, paint after.
When to call
Book the assessment if:
- Windows are fogged between the panes or hard to open
- You feel heat at a glass door in summer
- A window leaks during monsoon
- A slider sticks or will not lock
- You plan to repaint the exterior and want the openings done first
The assessment takes about an hour, costs nothing and you keep the written plan either way.

Windows and doors FAQ
Do energy-efficient windows matter in Arizona?
Yes. In a climate with 115 degree summers, glass is one of the biggest sources of heat gain, so low solar heat gain glass makes a real difference to cooling load. We go over the glass options at the assessment.
Should windows be replaced before or after painting?
Before. New windows mean cut stucco, new flashing and new trim. If you paint first, you paint the same walls twice.
Do replacement windows need a permit in Scottsdale?
Often yes, especially when the opening size changes or structural work is involved. We confirm the requirement with the local jurisdiction and pull the permit under ROC 368140.
Will my HOA let me change window frame color?
Many Scottsdale and East Valley HOAs control frame color and style. We pull your community's approved options and submit the request before ordering anything.
How long does window replacement take?
Most homes take a few days on site once the windows arrive. Lead time for custom windows is often the longest part, so we order early and plan the sequence around it.
Can you replace a sliding patio door?
Yes. We replace sliders, French doors and entry doors, flashed and sealed correctly, with stucco patched around them.
Do you replace garage doors?
Yes. We replace garage doors and openers as part of an exterior project, scheduled after stucco repair and before paint.
Can you replace windows in an occupied apartment building?
Yes, by phasing. We replace windows building by building or unit by unit and give occupants notice before each phase. See commercial services.
How much does window replacement cost in Phoenix?
Window replacement in the Phoenix area runs $400 to $1,200 per window installed, confirmed at the free assessment. Size, glass package, floor level and the stucco work around each opening move the number.
