We know how Scottsdale was built

Scottsdale grew in waves, and each wave is due for a different first project. McCormick Ranch, one of the city's early master-planned communities, was developed between 1972 and 1989, so many of its homes are now past the point where original roofing, windows and exterior paint are all aging together. Older South Scottsdale and the streets around Old Town lean toward 1950s and 1960s ranch homes on block or frame walls. The big gated communities in the north, such as DC Ranch, Grayhawk and Troon North, are newer stucco-and-tile builds where the first calls tend to be paint, stucco hairline cracks and kitchens rather than a roof.

Scottsdale has some of the most active HOA and design-review boards in the Valley. Roof tile profile and color, exterior paint palette and window frame color are commonly regulated, and each community has its own submittal process. We prepare the architectural request with color and product samples and schedule the work around the approval window, so you are not holding a signed contract and a stalled review.

Concrete and clay tile over underlayment is the signature Scottsdale roof. On tile homes the tile usually outlasts the felt or underlayment beneath it, so the leak starts under a roof that still looks fine from the street. Older ranch homes in the south of the city often have low-slope sections, flat roofs with a coating or torch-down membrane, and rock or foam. Stucco is the dominant wall system, with block and some brick on older homes. We open the roof, check the underlayment and flashings, and tell you whether it is a lift-and-reset of your existing tile or a full replacement.

Monsoon season officially runs June 15 to September 30. Short, heavy downpours and wind push water sideways into every hairline stucco crack, loose flashing and lifted tile, which is why we sequence the exterior envelope before July. Summer heat is the other constant. Attics run far hotter than the air outside, so ventilation and heat-rated underlayment are baseline decisions in Scottsdale, not upgrades.

Permits come from the City of Scottsdale Permit Services office at 7447 E. Indian School Road, phone 480-312-2500, with applications through the city's SPUR portal. The city lists a Minimum Permit application that includes a single-family window and door replacement permit, so a window swap here is handled as a permitted item rather than a free-for-all. The office tells homeowners that some home improvement work needs no permit, so we confirm the rule for your exact scope before we price it.

Our office is in Scottsdale, so a site visit here is usually a short drive. Most Scottsdale addresses are within about 5 to 20 minutes, depending on whether you are in South Scottsdale or up near the McDowell Mountains.

Scottsdale general contractor questions

Do I need a permit to replace windows in Scottsdale?

Usually yes. The City of Scottsdale lists a single-family window and door replacement permit on its Minimum Permit application, so we confirm your scope with Permit Services at 480-312-2500 and pull the permit for you.

Will you handle my Scottsdale HOA approval?

Yes. We submit the architectural request with your roof tile, paint and window frame choices and schedule the job around the review. Each community sets its own timeline.

Why does my Scottsdale tile roof leak when the tile looks fine?

The underlayment beneath the tile has usually worn out, not the tile. The tile sheds the sun and the underlayment sheds the water, and in Arizona heat the underlayment is the part that fails first.
