What we do for commercial clients

Sonoran Building Solutions serves property managers, HOAs and condo boards, building owners, and retail, office and multifamily owners. Commercial work is a major share of the business. Painting, windows and flooring lead, and roofing sits alongside them.

  • Commercial painting. Exterior repaints and protective coatings, plus interior repaints of offices, retail, multifamily and HOA communities.
  • Commercial windows. Storefront and multifamily window replacement, flashed and finished at the opening.
  • Commercial flooring. LVT, tile, and polished or sealed concrete for tenant spaces, common areas and unit turns.
  • Commercial roofing. Spray polyurethane foam (SPF), TPO, modified bitumen, and tile roofs on multifamily buildings. Repair, recoat and replacement.
  • Exterior envelope and interiors. Stucco repair, siding, tenant improvements, kitchens and baths.

The Arizona realities for commercial buildings

Heat and UV. Sun fades and chalks exterior coatings, dries out sealants and loads every window and roof. Scheduled recoats cost less than replacement.

Ponding on flat roofs. Roofs that hold water after rain age fast. Drainage is checked before any coating or membrane decision.

Monsoon. July to September storms test every seam, penetration, window joint and drain. Walk the building before the season.

HOA and board approvals. Associations require design review for colors, materials and sometimes access. We prepare scopes and documentation that a board can approve.

Permits. Commercial roofing, window replacement, tenant improvements and structural work are permitted where required. We pull permits under ROC 368140 and track inspections, whether in Scottsdale, Phoenix, Tempe, Mesa, Chandler, Gilbert or Maricopa County.

Where each trade sits in the order of operations

The same sequencing that protects a house protects a building. Top down, outside in.

  1. Roof first. Water comes from the top. An interior refresh under a failing roof is paid for twice.
  2. Envelope and windows next. Stucco, siding and window work seal the shell. Patches cure before coatings.
  3. Exterior paint and coatings. Last outside, over finished work.
  4. Interior paint. Once the building is dry and the shell is sealed.
  5. Floors last. After every other trade has stopped.

A property manager who schedules a paint contract before a roof or window contract usually pays for a second mobilization. One GC with one schedule prevents that.

Commercial roof systems compared

SystemTypical fitWhat to know in Arizona
Spray polyurethane foam (SPF)Low-slope roofs, retail and industrialSeamless and insulating; needs protective coating and good drainage
TPOFlat roofs, office and retailReflective single-ply membrane; seams and penetrations are the weak points
Modified bitumenFlat and low-slope roofsMulti-layer system; surface and seams exposed to sun
Tile on multifamilyPitched multifamily roofsTile is usually sound; underlayment is what fails over time

We recommend a system after a site walk, not before.

How a commercial job runs

  1. Site walk. We walk the exterior, roof and areas in scope. We take photos and measurements.
  2. Written scope and bid. Sequence, phasing, access needs and price, written so a manager or board can review it. You keep it either way.
  3. Approvals. Permits, HOA or board approvals and tenant notices.
  4. Phased work. We schedule by area, suite or unit so occupants keep operating. Noisy work goes where and when it hurts least.
  5. Documentation. Photo reports at milestones. You see the work without being on site.
  6. Closeout. Final walk, documents and photos delivered for your files.

You get one point of contact on site and one at the office.

What moves the price

  • Building size, number of units or suites, and condition
  • Surface prep, repairs and coating or floor system chosen
  • Window count, size and access
  • Slab condition for flooring
  • Number of phases and occupant constraints
  • Access, lifts, scaffolding and working hours
  • Scope bundled together, such as roof, windows, paint and floors
  • Permit and inspection requirements

We do not quote from a satellite photo. The site walk comes first.

What property managers should expect from the paperwork

Commercial work runs on documentation. For every job we provide a written scope before work starts, photo reports at agreed milestones, and a closeout package for your files. Photos show the condition before, during and after, so an owner, a board or a lender can see what was done without visiting the site. If a hidden condition turns up, such as a wet deck under a roof membrane or a damaged slab under old flooring, you get photos and a written change request before the work continues, not a surprise on the invoice.

Access and safety are planned in advance. We confirm access points, parking and staging areas, working hours and any building rules with you before the crew arrives. Occupants get notice ahead of each phase, and one crew chief is the contact for tenants who have questions on the day.

When to call

Call us if:

  • Exterior paint or coatings are failing across a building
  • Windows are leaking, failing or due for replacement
  • A tenant space or common area needs new flooring
  • Units are turning and vacancy is costing you
  • A tenant reports a leak or you see ponding after rain
  • A board needs a scope for a reserve study or a vote
  • You need one accountable contractor instead of four

Request a commercial site walk and bid. We walk it, document it and send a written scope with no obligation.

Commercial contracting FAQ

Do you paint commercial buildings in Scottsdale?

Yes. We repaint and recoat commercial exteriors and repaint interiors of offices, retail, multifamily and HOA communities in Scottsdale and across the Valley. We walk every surface, check HOA or board color rules and phase the work around occupants.

Can you replace windows in an occupied apartment building?

Yes, by phasing. We replace windows building by building or unit by unit and give occupants notice before each phase. The schedule is set at the site walk, with access and notice planned with your manager.

Can you install flooring after hours?

We schedule around your hours. If a tenant space, office or retail floor has to stay open, we plan the install in sections or outside business hours and confirm the schedule in the written scope.

What commercial flooring do you install?

We install LVT, tile and polished or sealed concrete in tenant spaces, offices, retail and multifamily units. The right floor depends on the slab, traffic and how fast the space has to reopen.

Do you handle multifamily unit turns?

Yes. We turn units with paint, flooring, and kitchen and bath updates under one schedule so vacancy days stay down.

Can you work while tenants stay open?

Yes. We phase work by area and schedule noisy or disruptive tasks around occupants. You get notice before each phase.

What commercial roofing systems do you install?

We work with spray polyurethane foam (SPF), TPO, modified bitumen and tile on multifamily buildings. We recommend a system after walking the roof, based on slope, drainage, the existing deck and how long you plan to own the building.

Who is accountable on a commercial job?

One licensed general contractor, Sonoran Building Solutions, under ROC 368140. Paint, windows, flooring, roofing and interiors run under one schedule with one point of contact.

Do you work with HOAs and property management companies?

Yes. We prepare scopes, photo reports and bids that boards and managers can review, and we coordinate with managers on notices and access.

What does a commercial site walk include?

A walk of the exterior, roof and any interior areas in scope, with photos and measurements. You receive a written scope and bid, and you keep it whether or not you hire us.
