We know the two Glendales
Glendale is really two housing markets. The old core is Catlin Court, platted in 1914 and listed on the National Register of Historic Places in 1992, where homes from roughly 1915 to 1930 still stand. Arrowhead Ranch, the first master-planned community in Glendale, was developed starting in the late 1980s in five phases that include Arrowhead Lakes and Sierra Verde, and homes there date from the late 1980s and 1990s. Between those two sit decades of ranch-style subdivisions. An old bungalow and a 1990s tile home need very different first projects.
Downtown Glendale's Catlin Court is a National Register district, so an owner there should check what exterior changes are allowed before ordering anything. We ask that question first and write the answer into the plan. In Arrowhead Ranch and other master-planned areas the gate is usually the HOA's architectural review instead, and we prepare that submittal with samples.
Arrowhead Ranch and similar north Glendale subdivisions are mostly concrete tile over underlayment, and on many of them the underlayment is now older than its rated life. The older central neighborhoods have composition shingle, low-slope sections and some flat roofs with a coating. Historic homes downtown may carry details that matter to the owner, so we look at the existing roof structure before suggesting a material, and we say plainly when a repair is enough.
Glendale sits in the flat, open West Valley, where monsoon outflow wind arrives with little warning and lifts loose tile, flashing and patio covers. Summer afternoons routinely run well over 100 degrees, so older homes with weak attic ventilation take the heat load hardest. We schedule exterior envelope work ahead of the June 15 to September 30 monsoon window.
Glendale's Development Services line is 623-930-2800, and the city accepts applications through its Citizen Access online portal and electronic plan review. Construction drawings are generally required for permitted work, and fees depend on the type and size of the project. We confirm with Development Services whether your specific roof, window or remodel scope needs a permit before we price it.
Glendale is roughly 35 minutes west of Scottsdale by the Loop 101, a little more at rush hour. Arrowhead Ranch in the north is the farthest stretch.

Glendale general contractor questions
Who issues building permits in Glendale, AZ?
The City of Glendale Development Services, reachable at 623-930-2800. Applications go through the city's Citizen Access portal and electronic plan review.
What is Catlin Court in Glendale?
Catlin Court is a historic district platted in 1914 and listed on the National Register of Historic Places in 1992. Owners there should confirm exterior rules before changing roofs, windows or paint.
Is Arrowhead Ranch a good fit for a tile underlayment replacement?
Often, yes. Arrowhead Ranch homes date from the late 1980s and 1990s, and underlayment under tile from that period is commonly past its rated life even when the tile looks fine.
