We know Fountain Hills homes
Fountain Hills was planned by developer Robert McCulloch, whose company switched on the town's fountain in December 1970. The first homes were built from 1971, with the first owners moving in by early 1972, and the town incorporated in 1989. That means a large share of the housing is now 30 to 50 years old, with original roofs, windows and paint already replaced once or overdue. Many lots are on hillsides above the town center, with views across the valley and the McDowell Mountains.
Much of Fountain Hills lies inside HOAs or community associations with their own exterior standards. Paint colors, tile and window frames are often reviewed, so we collect the approval before ordering materials rather than after.
Tile roofs, both concrete and clay, are the common finish on homes that date from the late 1970s onward, and many have already had one reroof or tile lift-and-reset. Sloped lots mean many homes have stepped rooflines, large garages and decks. Access to roofs on steep lots takes planning, including where materials are staged and how tile is carried up. On older homes we check for original felt or underlayment layers that have long outlived their rated life.
Monsoon season, officially June 15 to September 30, brings storm runoff across hillside lots, so gutters, scuppers, wall bases and drainage paths are checked as part of any exterior project. Hillside homes are also more exposed to afternoon sun and wind than homes on flat lots. The practical rule we follow is the same everywhere in the Valley: seal the roof and walls before the storms, not after.
Permits come from the Building Safety division of Fountain Hills Development Services, at Town Hall, 16705 E. Avenue of the Fountains. The Town accepts permit applications only online, through its T.O.P.P.S. permitting system. Building Safety can be reached at 480-816-5123 or 480-816-5177, and the Town Hall main line is 480-816-5100. We confirm with Building Safety whether your scope needs a permit before we write the proposal.
Fountain Hills is about a 25 minute drive east of our Scottsdale office, so we schedule site visits in blocks rather than one-off trips.

Fountain Hills general contractor questions
How do I get a building permit in Fountain Hills?
The Town accepts permit applications only online through its T.O.P.P.S. system, run by Building Safety within Development Services. We prepare the submittal for you and confirm whether your scope needs one.
How old are most Fountain Hills homes?
The first homes were built from 1971 and the town incorporated in 1989, so many homes are 30 to 50 years old. That puts original roofs, windows and paint at or past their expected life.
Do you service Fountain Hills from Scottsdale?
Yes. We are about 25 minutes away and schedule visits in blocks so site walks are quick to book.
Does a hillside lot change the roofing job?
Often yes. Steeper access affects staging, tile handling and safety, so we plan the logistics at the walk and include them in the written scope.
