East Valley · Maricopa County
We know Mesa's neighborhoods
Mesa is one of the largest cities in Arizona, and its housing reflects waves of growth. Dobson Ranch, a master-planned community with a golf course and small man-made lakes, was developed between 1973 and 1999 on a former homestead, so its homes span three decades of construction. Red Mountain Ranch on the east side is a golf community of newer builds. Leisure World is an established age-restricted community in east Mesa. Downtown Mesa and the older streets around it have the city's oldest homes.
Many Mesa communities, including active-adult ones, require association approval for exterior work. We handle the submittal and schedule around the approval period, so painting and window work lands in the order the association allows.
Concrete tile is common across the 1980s to 2000s subdivisions, with underlayment that is often original and well past rated life. Older central Mesa homes have composition shingle, flat sections and some block construction. Active-adult communities often have uniform rooflines and shared exterior standards, so a reroof there is a coordinated project with the association. We check underlayment, flashing and stucco before quoting.
The monsoon, June 15 to September 30, reaches the East Valley with strong wind and heavy rain, and east-side areas near the mountains can see storms before the rest of the Valley. Sun exposure on south and west walls ages paint and sealants quickly, so repaint cycles here are shorter than many owners expect.
Permits come from the City of Mesa Development Services Permit Center at 55 N. Center Street, phone 480-644-4273, email PermitServices@MesaAz.gov. Applications are submitted online through the city's DIMES system. The city states that painting, updating countertops and replacing flooring do not need a permit, while additions, structural changes and carport or patio enclosures do. For roofing and windows we confirm directly with the Permit Center.
Mesa is about 20 minutes southeast of our Scottsdale office, a bit more for the far east side.
