Stucco repair
Stucco Repair in Phoenix and Scottsdale
Most stucco cracks in Phoenix are hairline settling cracks that can be sealed. Cracks that run wide, follow window corners or sit above a stain point to water or movement and need to be opened up first. Sonoran Building Solutions repairs both under Arizona ROC 368140, and we do it after the roof and before the paint.

Cosmetic crack or water problem
Not every crack is a repair job. A hairline crack that does not move and has no stain beneath it is cosmetic. It still needs sealing, because it lets water in, but it does not mean the wall is failing.
A crack is a bigger problem when it shows one of these signs:
- It is wider than a hairline, or you can see daylight or lath inside.
- It runs diagonally from the corner of a window or door.
- There is a brown stain, bubbling or a soft spot nearby.
- White powder (efflorescence) shows on the surface.
- The wall sounds hollow when you tap it.
Those signs mean moisture or movement. We find the source first, then repair the wall. Patching over a leak only moves the failure somewhere else.
Where stucco repair sits in the order of operations
Stucco is the second step in our order: roof, then stucco, then windows, then paint. The roof comes first because a leaking roof edge or flashing will wet the wall below and ruin a fresh patch. Stucco repair then comes before windows and paint for two reasons. Window replacement cuts into the wall, so any repair around an opening should happen with the new unit, not before it. Paint should be the last coat that touches the wall, not the first.
| Step | Why it comes here |
|---|---|
| Roof | Stops water entering at eaves, parapets and flashings |
| Stucco repair | Seals the shell and fixes damage before it spreads |
| Windows and doors | Cut and patch openings once |
| Paint | Covers every repair in one even coat |
If you only paint, the repairs stay visible and the cracks come back through the coating. If you repair and then paint, you pay for the wall once. See our full stucco and siding service for re-floats, color coats and siding.
What a repair looks like
Traditional stucco is built in layers over lath. A good repair respects that. We cut out the failed section back to sound stucco and check what is behind it. If the paper, lath or sheathing is damaged, that gets fixed before any new material goes on. The new layers go on in the same order as the original and the surface is floated to match the texture around it, whether that is a light sand finish, a heavier lace or a smooth wall.
Small cracks are routed into a shallow V and filled with a flexible sealant made to move with the wall, rather than hard patching compound that will crack again. Larger rebuilds are cured before coating, and we tell you how long to wait before paint.
Arizona causes we see again and again
Heat cycling. Walls expand in the afternoon and contract at night. Over the years that works at every weak point.
Soil movement. Arizona soils swell and shrink with moisture. Monsoon water pooling against a foundation can shift a slab enough to crack a wall above it.
Openings. Window and door corners concentrate stress, which is why diagonal cracks start there. Poor flashing lets monsoon rain behind the stucco.
Roof edges. A failed flashing or a tile roof draining onto a wall will stain and rot a wall from the top down.
Matching the wall
A repair that stands out is a bad repair. We match texture on the wall itself, not from a sample board. Then we recommend coating the full elevation, because new stucco under old paint will always read as a patch. If you are in an HOA, we submit the approved color and finish before we start. Our exterior painting page covers coating systems, including elastomeric paint over repaired stucco.
What moves the price
- How many cracks and how much failed stucco
- Wall height and whether scaffolding is needed
- Water damage behind the surface
- Texture complexity and how hard it is to match
- Whether you also repaint the walls
- Flashing and sealant work at openings
We do not publish a stucco price per square foot. It depends too much on what is behind the surface. You get a written range at the free assessment.

Stucco repair FAQ
Can you repair stucco cracks without replacing the wall?
Yes, in most cases. Hairline cracks are routed and sealed, and larger damaged areas are cut out and patched. Full replacement is only needed when water has damaged the material behind the stucco.
Why does stucco crack in Arizona?
Stucco cracks from slab and soil movement, heat expansion and contraction, and water getting behind it at windows, roof edges and penetrations. Dry caliche soil that swells and shrinks with monsoon moisture adds to the movement.
How much does stucco repair cost in Phoenix?
The price depends on how much stucco is cracked or failed, how high the walls are, whether water damage is hiding behind it and how well the patch must blend. We give a written range at the free assessment after walking every wall.
Should stucco be repaired before painting?
Yes. Paint over an open crack fails within a season and hides the problem. Repair first, let the patch cure, then coat the whole wall so the repair disappears.
Will the stucco patch match the rest of my wall?
It can, but only if the texture is matched and the whole wall is painted afterward. A new patch under old paint will show until the wall is recoated.
Do I need a permit for stucco repair in Phoenix?
Cosmetic crack repair and small patches usually do not. Larger rebuilds that involve structure or sheathing may, and we confirm with your city and pull the permit under ROC 368140 when required.
