How it works
Roof first. Floors last. Everything between in order.
The order you build in decides how much you waste. Here is how the free assessment, the written sequence and the build run from first call to final walkthrough.
Book a free in-home assessment
- Free assessment, about an hour
- Written order of operations
- One crew chief on site every day
The process
Four steps from call to finished

Dustin walks the property.
Roof, exterior and every room on your list. Photos and measurements, about an hour.
You get the order of operations.
A written sequence with price ranges for each step. You keep it whether or not you hire us.
One crew chief runs it.
Permits pulled under ROC 368140, one point of contact, and a schedule you hear about before it moves.
The assessment
What happens in the free hour
Dustin walks the roof, the exterior and each room on your list. He photographs and measures what matters, then tells you what has to go first, what can wait and what each step affects.
You are not asked to sign anything. There is no deposit and no pressure to decide that day. The point is to leave you with a plan, not a pitch.
What you get
A written order of operations
After the walk you receive the sequence in writing, with a price range for each step. Ranges are confirmed at the walk, because a number given without seeing the property is a guess.
You keep the plan whether or not you hire us. Some owners use it to budget over several years and start with the roof.
The order of operations
Top down, outside in. Nothing done twice.
Every trade on your list has a place in line. Build in this order and each crew finishes on top of finished work, not in front of the next crew.

Roof
Roofing
Water comes in from the top. Nothing below the roof is safe until the lid is right.
When: Before any other exterior work. A re-roof after new paint means scuffed stucco and a second paint bill.

Envelope
Stucco and siding
Cracks and spalling let water into the wall. Seal the shell before anything else touches it.
When: After the roof, before windows and paint. Patches need to cure before color goes on.

Openings
Windows and doors
New openings mean cut stucco, new flashing and new trim. Finish the openings before you paint.
When: After stucco repair, before exterior paint. Otherwise you paint twice.

Painting
Paint is the seal on the envelope. It goes on last outside, over cured patches and finished trim.
When: Last exterior trade. Inside, after drywall and before floors.

Interiors
Kitchens and baths
Plumbing and electrical live inside the walls. Open them once and close them once.
When: After the shell is dry and sealed. Before flooring.

Flooring
Every trade above drops dust and drags tools. Floors go in when the boots are gone.
When: Last. Always last.

Timelines and permits
Schedules you hear about before they move
Re-roofs, window changes, and structural, plumbing or electrical work in kitchens and baths are permitted and inspected. We pull permits under ROC 368140 and the cost is in your estimate.
On a typical home, roof work takes 2 to 4 days on site. Where an HOA requires design review, we submit the request and schedule around approval, which can add weeks before we start. One crew chief is on site every day, and if a day moves you hear it from us first.
How it works: your questions
Do I really have to do the roof before the paint?
Yes, if both are on your list. A roof replacement drags tear-off debris, ladders and new flashing across the walls. Painting first means repairing and repainting the areas the roof crew touched. Roof, then stucco, then paint saves most homeowners a second paint mobilization.
What does the free assessment include?
A walk of the roof, exterior and the rooms on your list. Photos, measurements, and a written order of operations with price ranges for each step. About an hour. No deposit, no decision required on the spot.
Who is actually on my job?
Dustin Downs holds the license and sets the sequence. One crew chief is on site every day and is your single point of contact. Trade crews are ours or long-term partners we have run jobs with for years.
Do you pull permits?
Yes, under ROC 368140. Re-roofs, window changes, and any structural, plumbing or electrical work in a kitchen or bath are permitted and inspected. The permit cost is in your estimate, not a surprise later.
Will you work with my HOA?
Yes. Scottsdale and East Valley HOAs often restrict roof tile profile, exterior colors and window frame color. We pull the approved palette, submit the architectural request, and schedule around approval timelines.
