We know Chandler's two halves

Chandler was founded in 1912 by Dr. A.J. Chandler, who built a townsite around a central park, and the historic Downtown and Southside areas still hold the city's oldest homes. Around them are neighborhoods such as Ocotillo and Sun Lakes. Housing here is a split between a small historic core and a large share of later suburban subdivisions, where roofs and paint are commonly reaching their first major renewal.

Much of Chandler is in HOA-managed master-planned communities, with exterior color and tile palettes often controlled. We collect approvals before ordering materials, so a color decision is not made twice.

Downtown and Southside have older composition and low-slope roofs with decades of layers, plus original block and stucco walls. Newer subdivisions mostly use concrete tile over underlayment, and in many of them the original underlayment is at or past its expected life. We separate roof surface condition from underlayment condition when we quote.

The monsoon runs June 15 to September 30. Chandler's flat terrain means wind-driven rain hits wall surfaces broadly, and open lots near new development can add dust to the storm mix. Summer sun does the steady damage: faded paint, chalking stucco coatings and dried sealant at windows.

Permits come from the City of Chandler Development Services Department. The construction permit counter is at 215 E. Buffalo Street, phone 480-782-3000, and walk-in plan consultations are available by appointment. The city publishes a Homeowners Building Permit Manual with a roofing section. Chandler has adopted the 2024 International Codes, and plans submitted on or after July 1, 2025 must comply with them. We confirm requirements for your scope with the counter.

Chandler is about 25 minutes from our Scottsdale office, mostly by freeway.
