The Arizona realities for interior remodels

Slab foundations. Most Valley homes are built on concrete slabs. Plumbing is often in or under the slab, and moving a drain or a sink can mean cutting concrete. We tell you what a layout change involves before you fall in love with it.

Hard water. Valley tap water is hard. It spots glass, scales fixtures and shortens the life of valves and cartridges. We talk through fixture and shower glass choices with this in mind.

Heat and air. Kitchen changes affect cooling and venting. Range hoods, bath fans and ducts need to be sized and routed correctly.

Older homes. Scottsdale has homes from the 1970s onward. Walls we open may show outdated wiring, old supply lines or past water damage. We price discovery work as we find it and show you photos.

HOA and permits. Interior work is usually not an HOA matter, but exterior changes like new vents or windows can be. Permits are required for structural, plumbing and electrical work in Scottsdale and across Maricopa County. We pull them under ROC 368140.

Where kitchens and baths sit in the order of operations

Interiors come after the shell is sealed and dry, and before flooring.

  1. Before: roof, stucco and windows. A kitchen built under a leaking roof is a kitchen that gets rebuilt. Seal the lid and the walls first. See roofing.
  2. During: open the walls once. Plumbing and electrical live inside the walls. Open them once, rough in everything, get it inspected, then close them once. That is why the same crew chief runs plumbing, electrical, drywall and tile.
  3. After: paint, then floors. Drywall, then paint, then flooring. See painting and flooring. Floors go in when the boots are gone, so they are not scratched or stained by the trades above them.

A homeowner who installs new floors first and then remodels the kitchen usually replaces or repairs the floor around it.

What a kitchen remodel costs in Scottsdale and the Valley

Kitchen remodels with Sonoran Building Solutions run $8,500 to $22,500. The number is confirmed at the free assessment, once we have measured the room and heard what you want to keep. The lower end fits a kitchen where the layout stays put and the work is mostly cabinets, counters, backsplash and fixtures. The upper end fits larger rooms, moved plumbing or gas, custom cabinet runs, stone counters and anything we find behind the walls. Bathroom remodels are priced separately after we see the room. Your written scope shows each line, so you can trade a finish for a dollar figure before demolition starts, not after.

What moves the price

  • Size of the room, and whether the layout changes
  • Moving plumbing, gas or walls
  • Cabinet type, counter material and tile choices
  • Fixture and appliance selections
  • What is found behind the walls
  • Permit requirements and inspections
  • Whether floors and paint are done as part of the same project

We give price ranges for each step at the free assessment, not before we have seen the rooms.

Decisions to make before demolition

The cheapest changes are the ones made on paper. Before we open any walls we settle the layout, the cabinet and appliance models, tile and fixture selections, and where the plumbing and electrical will land. Appliances and fixtures have specific dimensions and rough-in requirements, and changing a selection after rough-in can mean opening a wall that was already closed.

We also plan where you will cook and wash during the work, how dust is contained, and which doors and paths the crew uses, so the rest of the house stays livable. These are written into the schedule and shared with you before the first day.

When to call

Book the assessment if:

  • A kitchen or bath has been on the "next year" list for years
  • Cabinets, counters or tile are failing
  • You see water damage, soft floors or mold near fixtures
  • You are planning to sell and want the right rooms done first
  • You also have roof, stucco or floor work on your list and want it sequenced

The assessment takes about an hour, costs nothing and you keep the written plan either way.

Kitchen and bathroom remodeling FAQ

How long does a kitchen remodel take?

A full kitchen remodel typically takes several weeks, and the exact length depends on the scope, permit time and cabinet lead time. We give you a written schedule at the start and tell you before any date moves.

How long does a bathroom remodel take?

A bathroom remodel is usually shorter than a kitchen, often a couple of weeks of work once materials are on site. Tile, shower valves and special orders set the pace.

Do kitchen and bath remodels need permits in Scottsdale?

Yes, when the work includes structural, plumbing or electrical changes. We pull permits under ROC 368140 and the cost is in your written estimate.

Should I remodel the kitchen before the floors?

Usually yes. Cabinets, counters and appliances drop dust and drag heavy loads across the floor. Flooring goes in after, unless the plan calls for flooring under the cabinets.

Can I stay in my home during a kitchen remodel?

Many people do. We set up a temporary kitchen plan, protect the paths through the house and tell you in advance when water or power will be off.

Should the roof or stucco come before a remodel?

Yes. Water damage from a bad roof or wall can destroy new cabinets and drywall. We seal the shell first, then open walls inside.

Do you handle plumbing and electrical?

Yes, under one license and one crew chief. Rough-in work is permitted, inspected and closed once.

How much does a kitchen remodel cost in Scottsdale?

Kitchen remodels run $8,500 to $22,500, confirmed at the free assessment. Room size, layout changes, cabinet and counter choices and what is found behind the walls set where you land in that range.
