What the paint is protecting

On an Arizona house, exterior paint is a weather barrier more than a color choice. It is the skin over the stucco, and it takes the sun, the dust and the July to September monsoon. When it fails, you see fading and chalk first. Next come hairline cracks, split caulk and water getting behind the wall.

Sonoran Building Solutions handles the whole exterior: walls, trim, fascia, doors, garage doors and gates. This page covers exterior work. The overview of all painting services is on the painting page, and inside rooms are on the interior painting page.

The wall decides. We tap, probe and photograph before recommending a system. Neither one replaces repair, and either one fails over a dirty or wet surface.

What happens before the first coat

Prep is most of the job and most of the reason one paint job lasts and another does not.

  1. Repair. Cracks are opened, filled and patched. Failed stucco is repaired.
  2. Wash. Pressure washing removes dust, chalk and growth. Paint does not stick to a chalky wall.
  3. Caulk. Windows, trim and control joints get new sealant, because sun destroys caulk before paint.
  4. Prime. Bare patches and repaired areas are primed so they do not flash through the color.
  5. Mask and protect. Landscaping, windows, fixtures and hardware are covered.

Then two coats of the specified system. Rushing the first four steps is how paint peels in two years.

What moves the price

Most painting projects run $8,000 to $15,000, confirmed at the free assessment. What moves it:

  • Wall area and the number of stories
  • Stucco condition and how much repair is needed
  • Elastomeric or acrylic
  • Trim, fascia, doors, garage doors and gates
  • Number of colors and how many surfaces need extra prep
  • Scaffolding, access and landscaping protection
  • Whether a roof, stucco or window project is happening first

A single-story home in good shape sits at the lower end. A two-story with repair needs sits higher.

Arizona conditions that change the job

Sun exposure. South and west walls take the most UV. They fade and chalk first, and sometimes need a different approach than the shaded north side.

Stucco movement. Heat cycles open and close hairline cracks. That is why flexible coatings are common here.

Dust. The Valley is dusty year round. Surfaces are washed on the day, and wet walls are allowed to dry before paint.

Stains at rooflines. Streaks under a roof edge often point to a leak or flashing failure. We flag it, because painting over it brings the stain back. See roof repair.

Timing. Extreme summer heat can flash paint dry too fast, so work is scheduled around the temperatures the product allows.

HOA colors

Most communities limit body, trim and door colors to an approved palette. Submitting an off-palette color delays the project. We pull the community's palette, submit the request with the exact colors, and schedule only after approval. For community-wide work, see HOA and multifamily exteriors.

Where exterior paint sits in the order of operations

Paint is last on the outside. The sequence is roof, then stucco repair, then windows and doors, then paint. Reverse it and you repaint the areas the other trades touched. We write the order down at the assessment so you can see where paint falls on your own house.

When to call

  • Color is fading, or chalk rubs off on your hand
  • Paint is peeling, blistering or cracking
  • Caulk at windows and trim is split
  • Your HOA has sent a notice
  • A roof or stucco project is planned and you want the paint timed correctly

The assessment takes about an hour, costs nothing and you keep the written plan either way.

Exterior painting FAQ for Phoenix area homeowners

How much does exterior painting cost in Phoenix?

Most painting projects run $8,000 to $15,000, confirmed at the free assessment. Size, number of stories, stucco repair and the coating system move the number. We price after walking the walls, not from the street.

Is elastomeric paint better than acrylic for Arizona stucco?

Neither wins every time. Elastomeric is thick and flexible and bridges hairline cracks. Acrylic is thinner and more breathable and suits sound walls and many HOA palettes. We pick one after seeing the wall.

How often should I repaint my house in Arizona?

There is no single number, because south and west walls age faster than north ones. Fading, chalking, peeling and split caulk are the signs. We tell you whether you need a full repaint or a refresh.

Do I need HOA approval to repaint?

In most Phoenix area communities, yes. Colors usually have to come from an approved palette. We submit the request before we schedule the job.

Should I paint before or after a new roof?

After. Roofers scuff walls and drop debris, and stucco patches must cure before color goes on. Roof first, then stucco, then windows, then paint.

Can paint hide cracks in my stucco?

Elastomeric paint can bridge hairline cracks, but wider cracks must be repaired first. Painting over a real crack hides it briefly and lets monsoon water in behind the wall.
