Fix the leak at its source
Roof Repair in Phoenix and Scottsdale
Sonoran Building Solutions repairs leaking, storm-damaged and aging roofs across the Phoenix metro under Arizona ROC 368140. Most Arizona leaks start at a flashing, a pipe boot or a slipped tile, not in the middle of the roof, so we trace the water to its entry point and repair that.

Where Arizona roofs actually leak
A roof is rarely wrong in the middle. The failures are at the edges and the interruptions: where the roof meets a wall, where a pipe comes through, where two slopes meet in a valley, and where the sun has cooked something small.
Pipe boots. The rubber collar around a plumbing vent gives out first. Arizona UV cracks it open within years, and water follows the pipe down into the attic. It is a small part with a large consequence.
Flashing. Metal at walls, chimneys and skylights is sealed with a compound that dries out. When the seal opens, water runs behind the metal instead of over it.
Slipped and cracked tile. Concrete and clay tile shed water, but the underlayment beneath is the real barrier. A tile that has shifted or broken exposes that layer to direct sun and rain.
Valleys. Every drop of water from two slopes funnels through the valley. Debris, worn metal or a failed underlayment strip there will leak fast in a storm.
Foam and flat roofs. Ponding water, blisters and a chalking coating are the usual signs. Those roofs get a different repair, covered on the foam and flat roofing page.
Why the leak is not where the stain is
Water travels. It enters at a failed boot, runs along a rafter or the top of the underlayment, and drips from the ceiling in a different room. Fixing the stain location fixes nothing.
So the first step is a roof walk with a camera. We photograph the penetrations, the valleys, the walls, and the tile or coating around the area you pointed out. Then we check the attic side when access allows, looking for dark decking and wet insulation. When the entry point is found, the repair is usually simple. When it is not found, we say that too instead of sealing a guess.
Repair, partial fix or replacement
| Repair | Larger fix | Replacement | |
|---|---|---|---|
| Typical cause | One failed boot, flashing or tile | A failed valley, section of decking, or one slope | Underlayment or coating failing across the whole roof |
| Signs | One leak, roof otherwise sound | Repeat leaks in the same area | Leaks in several places, brittle felt, widespread blistering |
| What it buys | Years on a sound roof | A rebuilt problem area | A new waterproofing layer |
| Next step | This page | Written scope at the walk | See roofing |
The honest answer is sometimes that a repair is a bridge. If your roof is nearing the end of its underlayment life, we say so in writing and show you the photos. You decide.
What moves the price
We do not publish a flat range for repairs because they vary too much. What moves the number:
- The cause: a pipe boot is not a valley rebuild
- Roof type, tile, shingle, foam or flat
- Pitch and height, which change safety setup and access
- Whether decking is wet or rotted and needs replacing
- Tile profile and whether matching pieces can be found
- How many separate areas need work
- Whether temporary protection is needed before the repair
You get a written price after the roof walk and before any work begins. If we find decking damage once the area is open, we show you photos and price it before doing it.
Monsoon season and timing
Monsoon runs July to September. Microbursts push rain sideways and lift loose tile, and the first storm after a dry spring finds every weak point. The best time to repair a roof is before that, but leaks do not wait for a schedule. If water is coming in, call. We will make the roof watertight first and plan the permanent repair second.
After a storm, take photos of the damage and the ceiling stain from the inside, and keep any loose tile pieces. If you are filing an insurance claim, we document what we find and meet the adjuster on site so the claim runs on facts. We do not negotiate claims or promise results.
Where repair sits in the order of operations
Sonoran Building Solutions builds top down and outside in, so a leak fix comes before anything else on the list. Painting a wall under an active roof leak means painting it twice. A stucco crack near a roofline can be a roof problem wearing a stucco costume, which is why we check the roof first on any stucco repair. A water-stained ceiling inside should be repaired only after the roof is dry.
If you are planning exterior work, get the roof right, then stucco, then windows, then exterior painting. The parent roofing page lays out that sequence in full.
HOA and permits
Many Phoenix area communities control tile color and profile. A like-for-like repair usually stays within the approved palette, but if a tile has to be sourced, we check it against your community rules before ordering. Larger repairs may need a permit depending on the city, and we handle that paperwork.
When to call
- A ceiling or closet wall shows a stain after rain
- You see lifted, slipped or cracked tile after a storm
- A pipe boot or flashing looks cracked from the ground or the ladder
- Your attic smells damp or the insulation looks dark
- The roof is 15 years old or more and has never been inspected
The assessment takes about an hour, costs nothing and you keep the written plan either way.

Roof repair FAQ for Phoenix area homeowners
How much does roof repair cost in Phoenix?
It depends on the cause, the roof type and how hard the spot is to reach, and we do not publish a flat range for repairs. A few reset tiles and a new pipe boot is a small job. Rotted decking under a failed valley is a larger one. You get a written price after the roof walk, before any work starts.
Why does my roof leak when it rains so rarely in Arizona?
Because the roof sits in 115 degree sun for months and then takes a hard monsoon storm. UV cooks sealants and rubber pipe boots until they crack, and the first heavy rain finds the gap. The leak you see on the ceiling is usually several feet from where the water got in.
Can a tile roof be repaired, or does the whole roof need replacing?
Often it can be repaired. Concrete tile lasts for decades, so cracked or slipped pieces can be replaced. If the underlayment beneath is failing across the roof, a repair only buys time, and we will say so at the walk. See tile roof underlayment replacement.
Can you repair a roof after a monsoon storm?
Yes. We document the damage with photos, make the roof watertight, and give you a written scope. We are not a public adjuster and we do not negotiate claims, and we never promise a claim result.
How long does a roof repair take?
Many repairs finish in a single day. Larger repairs with decking replacement can take two. Weather, tile availability and HOA rules on tile color can extend the timeline.
Is it worth repairing an old roof?
Sometimes. If the problem is one failed flashing on an otherwise sound roof, repair is the right call. If leaks keep appearing in new places, the underlayment or coating is wearing out and a larger fix is cheaper over time. We tell you which one you have.
