The felt fails, the tile does not
Tile Roof Underlayment Replacement in Phoenix and Scottsdale
Underlayment replacement on a tile roof in the Phoenix area typically runs $14,000 to $28,000, confirmed at the free roof walk. Sonoran Building Solutions lifts your concrete or clay tile, installs new underlayment and flashings, and resets the same tile, because the tile usually outlasts the felt beneath it.

Why the underlayment is the real roof
On a tile roof, the tile is the visible surface, but the waterproofing is the underlayment beneath it. Tile sheds most water. The layer under it stops the rest, including wind-driven rain pushed under the edges during a monsoon.
Much of the Phoenix and Scottsdale housing stock was built with concrete or clay tile over standard felt. The tile is made to last for decades. The felt was not. Arizona summers bake it from above and below, and it stiffens, cracks and loses its grip on fasteners. That is why a roof can look fine from the street and still leak.
What replacement involves
The job is a rebuild of the layer you cannot see.
- Tile removal. We lift the tile in sections and stage it on the roof, protecting the pieces we plan to reuse.
- Deck inspection. With the old felt off, we check the plywood. Soft or stained decking is photographed and priced before it is replaced.
- New underlayment. High-temperature synthetic underlayment goes over the full roof, with the laps and edges detailed for water, not just for speed.
- Flashings and boots. Valleys, walls, chimneys and pipes get new metal and new boots. These are the most common leak points, and it makes no sense to reuse them.
- Reset. The tile goes back, with broken pieces replaced and the pattern restored.
Tear-off and dry-in happen the same day, so the house is not left open overnight.
Reuse the tile or replace it
| Reuse existing tile | Replace some tile | Replace all tile | |
|---|---|---|---|
| When | Tile is sound and the profile is common | Scattered cracked or chipped pieces | Tile is failing or the owner wants a new look |
| Cost direction | Lower end of the range | Moderate | Higher, and a different scope |
| HOA | Usually no change in look | Matching color needed | Profile and color request required |
| Our approach | Default | Replace only what is broken | Quoted as a separate scope |
Reusing sound tile keeps the cost down and the look intact. That is the default unless the tile itself says otherwise.
What moves the price
The typical range is $14,000 to $28,000, confirmed at the free assessment. The range moves with:
- Roof size and pitch
- Number of stories and access
- Decking repairs found once the felt is off
- How much tile can be reused, and how much must be replaced
- Underlayment grade
- Skylights, solar panel removal and reset, and complex valleys
Solar is worth planning early. Panels have to come off and go back on, and that is coordinated with your installer, not guessed at.
Arizona details that matter
Heat. Summer air passes 115 degrees and attic temperatures run far higher. Underlayment is chosen for that, not for the national average.
Monsoon timing. July to September is the season of microbursts. The best time for a rebuild is before it, with dry-in the same day so a surprise storm cannot catch an open roof.
Permits and HOA. A re-roof is permitted work in the Phoenix area, and we pull the permit under ROC 368140. We also submit your HOA request. Approval can add one to three weeks.
Where it sits in the order of operations
Roof first. That is the idea behind the whole company, and a tile rebuild shows why. Tile crews stage materials and walk on the roof edge, which scuffs stucco and paint. If your plan includes stucco repair or exterior painting, the roof goes ahead of them. Otherwise, you pay to touch up fresh work.
For a smaller problem, a roof repair may be enough, and we will say so at the walk. The parent roofing page compares tile, shingle and foam.
Who this is for
- Tile roofs that are 20 to 25 years old or more
- Homes with leaks that return after patching
- Buyers planning exterior work who want the roof settled first

The assessment takes about an hour, costs nothing and you keep the written plan either way.

Tile roof underlayment FAQ for Arizona homeowners
How much does tile roof underlayment replacement cost in Phoenix?
Most projects run $14,000 to $28,000, and the number is confirmed at the free assessment. A single-story home with reusable tile sits at the low end. Two stories, steep pitch, broken tile or solar panels push it higher.
How long does tile underlayment last in Arizona?
Standard felt often fails in about 20 to 25 years under Arizona heat, well before the tile does. Attic temperatures can pass 150 degrees in summer, and that dries felt until it cracks. High-temperature synthetic underlayment is built for those conditions.
Do I have to replace my tile roof?
Usually not. Concrete tile can last 50 years or more, so the job is to lift the tile, replace the waterproofing beneath it and put the same tile back. We replace only the pieces that are broken.
How do I know my underlayment is failing?
Often you do not, until a leak shows up. Signs include leaks after monsoon rain, stains on ceilings, and brittle, cracked felt visible when a tile is lifted. A roof walk and a lifted-tile inspection will tell you where it stands.
How long does the work take?
Most homes take two to four days on site, with tear-off and dry-in the same day. HOA approval, where required, can add one to three weeks before the start date.
Does my HOA need to approve a tile re-roof?
In most cases, yes. Because we reset your existing tile, the look usually does not change, but we submit the request anyway so you are covered.
